Free Quote FAQ: Southern California Loans
Do you work with borrowers outside Corona?
Yes. Our office is in Corona, in Riverside County, and we help property owners, investors and business owners across the Inland Empire, including Riverside, San Bernardino, Ontario, Moreno Valley, Temecula and Murrieta. We also work with clients in Los Angeles, Orange and San Diego counties. If your property or business is in Southern California, request a free quote and we will tell you which options fit your situation.
My bank said no. Can I still request a quote?
Yes. Banks often decline borrowers who are self-employed, have a recent credit event, or want to buy a property that needs work. Private and hard money lenders look at the whole picture, including the property, your equity and your plan, not only your credit score. A quote request is not an application and does not commit you to anything. Every loan is subject to the lender’s review, and we will be honest with you if we do not see a good fit.
How is a hard money loan different from a regular mortgage?
A regular mortgage is built around your income, credit and debt ratios, and usually takes longer to close. A hard money loan is based mainly on the property’s value and your exit plan, such as selling after a renovation or refinancing later. Investors in the Inland Empire often use hard money for fix-and-flip projects, bridge financing before a sale, or buying a property that a bank won’t finance in its current condition. It usually costs more than a bank loan, so it works best as short-term financing with a clear plan to pay it off.
Do you help with commercial and investment property loans?
Yes. We help clients finance and refinance investment and commercial property, such as small apartment buildings, mixed-use buildings, retail space, offices, and industrial or warehouse space, which is in high demand in the Inland Empire. Terms depend on the property type, its income, the location and the borrower’s experience, and the lender sets them after reviewing the full file.
What business financing options can you help with?
Depending on your business, options may include working capital, equipment financing, a business line of credit, or a loan secured by commercial real estate you own. Tell us what the funds are for and how long the business has been operating, and we will point you to the options that make sense. Approval, amount and terms are always decided by the lender.
What happens after I send the quote form?
A loan specialist reviews your request and contacts you by phone or email, during business hours (Monday to Friday 9 AM to 6 PM, Saturday 10 AM to 2 PM, Pacific time; closed Sunday), to talk about your goals and the property or business. If an option looks like a fit, we will explain the next steps and the documents the lender will ask for. If you prefer to talk now, call (951) 963-9399.
What documents will I need?
It depends on the loan. For a home mortgage, lenders usually ask for proof of income (pay stubs, W-2s or tax returns), recent bank statements and ID. Self-employed borrowers may be able to use bank statements instead of tax returns. Hard money and investment loans focus on the property: the purchase contract or current mortgage statement, your renovation budget if there is one, and your experience with similar projects. Business loans usually need recent business bank statements and basic company information.
How are my rate and fees decided?
Rates and fees are set by the lender after it reviews your credit, the property or business, the loan amount and the loan type, so we don’t publish fixed numbers. When you receive a loan offer, compare the APR as well as the interest rate: the APR includes most lender fees and shows the total yearly cost of borrowing. We will walk you through any offer line by line before you decide.
